Our client are a privately owned Property & Asset Manager who specialise in portfolios consisting of commercial buildings (mainly offices) and are looking to recruit a Regional Facilities Manager – this role supports their clients and occupiers across Central London, Manchester, Birmingham, Leeds and Bristol. Reporting into the Head of Facilities Management, this role offers the opportunity to be a part of a forward thinking and value enhancing environment, with the opportunity to continually develop your career.

Key responsibilities:

  • Responsible for providing first class facilities management to the buildings within the portfolio.

  • Proactively manage all site-based documents and update as services and processes change.

  • Work with the Property Asset Managers to ensure a coordinated approach to management and delivery of projects.

  • Oversee the implementation and management of lifecycle plans for each management property.

  • Engage with all stakeholders in the properties (clients, occupiers, suppliers).

  • Meet with occupiers regularly to develop good working relationships.

  • Undertake ad hoc tasks from the Head of FM when needed.

  • Approve invoiced for services and monitor expenditure.

  • Draft annual service charge budgets in conjunction with the Property Asset Managers, using the companies template.

  • Undertake quarterly cost review and liaise with the Property asset Managers to manage agreed budgets.

  • Ensure proactive management of supplier contacts and attend quarterly supplier review meetings.

  • Ensure all properties fully comply with Health and Safety and Legislative reviews.

  • Proven Commercial Office Facilities Management experience.

  • IOSH qualification is essential (NEBOSH is desirable).

  • Membership of IWFM or other body.

  • Excellent client and customer facing skills.

  • Good understanding of M&E systems and the RICS Code of Practice for Service Charges.

  • Excellent written and communication skills.

  • Good knowledge of property management software systems.

  • Positive attitude to continual development and learning.

This role will be based regionally with 3 days on-site either in Manchester, Birmingham or Leeds, 1-day at London Head Office and 1 day working from home, so this will suit someone based either near the Midlands or Manchester from a travel perspective.

Salary up to £60,000 per annum, plus benefits and discretionary bonus.

We are working exclusively with a distribution company who are seeking a Health & Safety Lead to join the team for a 12-month fixed term contract. This is a brand new role for the business and will be based in Oxfordshire, with occasional visits to their head office in London.

This position offers an excellent opportunity to contribute to organisational wellbeing by proactively managing safety standards and fostering a culture of excellent safety awareness across all departments with a focus on their distribution activities.

Reporting into the Director of Facilities the key Health & Safety Lead responsibilities include:

  • Develop and implement the company’s health & safety and compliance strategy.

  • Act as the key point of contact on all health, safety and regulatory matters.

  • Promote a positive, proactive, safety culture across all levels of the organisation.

  • Provide regular updates and reports to the senior leadership team and board.

  • Lead company-wide risk assessments and ensure appropriate control measures are in place.

  • Analyse incident data and trends to drive continuous improvement.

  • Ensure robust incident investigation processes and analysis.

  • Maintain and develop robust systems for Risk Assessments and Safe Systems of Work.

  • Support internal and external audits.

Health & Safety Lead requirements:

  • NEBOSH is essential, CMIOSH would also be desirable.

  • Experience dealing with distributing, warehouses and forklifts is essential.

  • Strong working knowledge of health, safety, and environmental legislation.

  • Extensive experience in writing Risk Assessments and SSOW.

  • IT skills (Microsoft Word, Excel, Teams, SharePoint & Outlook).

  • Excellent influencing skills and experienced in mentoring and training.

Salary £70,000 - £80,000, based in Oxfordshire, with occasional visits to London.

Senior Property Manager

We are working exclusively with a highly reputable Real Estate Investment and Asset Manager who, due to a period of growth, are looking to recruit a senior-level Property Manager to join their team based in London.

Working alongside the senior members of the Asset Management team, you will support them with delivering the asset management initiatives by owning and driving the operational, technical and property management matters across the portfolio, as well as being the central point of control for property level issues, data, compliance and delivery. You will act as the client’s representative in dealings with managing agents, consultants, utilities providers, contractors, tenants and other advisors.

This is a hands-on role which requires someone who can identify issues, take ownership and drive resolutions, working both individually as well as with third party managing agents. The role will cover live operational assets, complex multi let buildings, active leasing, tenant fit outs, ESG compliance, service charge control and disposal preparation.

Property Manager Requirements:

  • Member of RICS is preferred.

  • Commercial property management experience is essential (multi-let office would be beneficial).

  • Experience working client-side is highly advantageous.

  • Solid working knowledge of service charges, fit-outs and LTA’s, utilities and building services, EPC/BREEAM, legal and leasing processes.

  • Ability to resolve and handle complex issues and see them through to resolution.

  • Experience using Yardi would be advantageous.

  • This role requires somebody to be able to hit the ground running with the ability to work independently but also as part of the wider team.
